What RentWelcome is
RentWelcome helps renters with housing vouchers find landlords who welcome them. We are not a housing authority, a landlord, a property manager, or a real estate broker. We do not own, rent out, inspect, or manage any home listed here, and we are not part of any lease.
Estimates are not approvals
Our rent estimator gives an estimate only. Your housing authority sets the final payment standard, utility allowance, and your share of rent after the unit passes inspection and a rent reasonableness review. Only your housing authority can approve a home and sign the payment contract with the landlord.
Fair housing
All listings must follow the federal Fair Housing Act, the Florida Fair Housing Act, and any local rules. Listings and messages may not state preferences or limits based on race, color, religion, sex, disability, familial status, national origin, or any other protected class. Landlords must consider people with vouchers where local law requires it, and must allow reasonable accommodations for disability. Listings that break these rules will be removed and the account may be closed.
Screening renters
Landlords may screen applicants only through a licensed screening company and must follow the Fair Credit Reporting Act, including telling an applicant when a report is the reason they were turned down. Do not ask a renter to send you a Social Security number, bank details, or a credit report through RentWelcome. Renters share documents (ID, voucher, proof of income) only when they apply, and they delete after 30 days; landlords may use them only to review that application and must not copy or share them.
Money and safety
Never pay a deposit, application fee, or holding fee before you have seen a home in person and signed a lease your housing authority has approved. Landlords may not demand payment by wire transfer, gift card, or a payment app before a lease. Messages asking for these are blocked and reported accounts may be removed.
What you post
Landlords must have the right to list the home and must keep the address, rent, bedrooms, and photos accurate and current. Take the listing down once the home is rented. Do not post anything false, unlawful, or that belongs to someone else.
Caseworker accounts
Caseworkers may only add a client's details with that client's permission and must follow their own agency's rules on client information. You are responsible for who you send a client share link to.
Costs
RentWelcome is always free for renters. Landlord listings are free during early access. We will tell you before that changes.
Your account
Keep your password private and use the service honestly. We may suspend or close an account that breaks these terms or puts other people at risk. You can close your account at any time.
No guarantees
We cannot promise a home will be available, that a landlord will reply, that a listing is accurate, or that your housing authority will approve a home. RentWelcome is provided as is, and we are not responsible for what happens between a renter and a landlord.
