Safety

Working smoke alarm on every level and near bedrooms
Carbon monoxide alarm if there are gas appliances or an attached garage
No exposed or loose wiring; every outlet and switch has a cover plate
Outlets near sinks and water are GFCI protected
Handrails on stairs with 4 or more steps
Every bedroom has a window that opens (a second way out)

Kitchen

Stove and oven work, all burners heat
Refrigerator keeps food cold
Sink has hot and cold running water and no leaks
Space to store and prepare food

Bathroom

Toilet flushes and doesn't leak
Tub or shower and sink work with hot and cold water
Window that opens or a working exhaust fan

Heating, cooling & water

Heat works (and A/C if the lease includes it)
Water heater has a pressure relief valve with a discharge pipe
No gas smell; vents are connected

Doors, windows & structure

Outside doors lock and close tightly
Windows open, close and lock; no broken glass
No large holes or cracks in walls, floors or ceilings
Roof doesn't leak; no water stains or mold

Paint, pests & grounds

No peeling or chipping paint (important for homes built before 1978)
No signs of roaches, rodents or other pests
Yard is free of trash and hazards
Address number is visible from the street
